Why houses sit
Almost every stale listing is some mix of four things:
- Price. The market already voted. Days on market are the ballot.
- Condition. Buyers can see the roof, the carpet, and the smell through a 30-second video.
- Photos and positioning. Dark rooms, wide-angle tricks, or remarks that hide the issue.
- The wrong buyer. Marketed as a first-home when it is a project. Marketed as turnkey when it is not.
Busy road, odd layout, estate sale, tenant in place, or a price that missed the first two weeks — same four buckets. We name the bucket before we spend money.
The audit
- Pull current actives and recent closeds in the same pocket. I will show you the list. I will not invent comps.
- Walk the house like a buyer with a phone and 12 minutes.
- Read the remarks, photos, and days on market as a stranger would.
- Write down what has to change for the next buyer to say yes.
What is worth the money
- Usually worth it: paint, lighting, declutter, lawn, a real photographer, fixing what every visitor will notice in the first room.
- Sometimes worth it: kitchen or bath work only if the price band you want requires it.
- Rarely worth it before listing: full remodels you will not recoup in this sale.
If a contractor number is a guess, we get a bid. No “this should add $20,000.”
Relaunch plan
A relaunch is not “put it back on the internet.” It is:
- New price that matches the evidence, or a clear reason we are holding.
- New photos if the old ones are why people bounce.
- Remarks that tell the truth (updates, issues already priced in).
- Live on the team IDX — searchmidwesthomes.com — and MLS per brokerage rules. No pocket-listing games.
- A weekly written check-in: showings, feedback, what we change next.
If you already have an agent
I do not poach a listing mid-contract. If you want a second set of eyes after the agreement ends, or your broker is already looping me in, we can talk. Bring the current listing sheet and the showing log.
What I will not do
- Promise a sale price or a number of days.
- Tell you the house will appraise at list.
- Hide defects in the remarks.
- Use school ratings or “who lives here” as a marketing angle.
