How to read mid-2026

Through July, single-family still set the pace: more listings, more closings, median $390,000, and sale-to-list still a hair over 100 after June’s 101.2. Inventory rose. It also sold. The $300,000–$800,000+ band did more of the lifting. The lowest price band lagged.

Multi-family was the sharpest price move in July (+25.4% median, 17 days). Condos moved slower (52 days, 98.6% of list) with modest volume growth. That is three different products — not one “market.”

A median is the middle closed sale in that report. Your house is not the median. Request a CMA for a street-level number.
